Three views of improving capital markets

Article Abstract:

The prevailing scarcity of capital for the numerous real estate investors does not hamper the intention of several financiers and investors in developing their stakes in the buyer's market of the US real estate. An interview conducted by Arthur Andersen's Real Estate Capital Markets Group showed that 24% of interviewed foreign services showed willingness in providing equity or debt financing for US real estate while only 10% of domestic banks have expressed similar sentiment.

There is no such thing as a "final estimate of value."

Article Abstract:

A real estate appraisal has certain characteristics that help in the decision-making process. An appropriate appraisal's indispensable aspect is the capacity to ask the proper questions and to identify the true market value of a certain property. The multiple value approach is important for it presents the different scenarios that influence a property's existence and it emphasizes the reality that there can be no final estimate of real estate value.

Application of option pricing theory to convertible mortgage valuation

Article Abstract:

Several financing instruments can be treated as options thus, making the option pricing theory applicable to various financing instruments. Since valuation of convertible mortgages are hard, an intention to apply option pricing theory to valuation of convertible mortgages was done. Option pricing theory was deemed a valuation method and applied to convertible mortgages. Thus, a model to value convertible mortgages was formulated.
