Article Abstract:

It is important to recognize that the value of an asset to its owner may not be the same as its market value or price. For this reason, care must be taken to distinguish these terms, as well as to distinguish between a valuation and appraisal and a calculation of worth. Any calculation of worth must closely reflect the underlying views of the investors within the market. The method used must reflect the larger amount of information required for such a valuation. Worth can only be calculated if the valuer is fully aware of the client's requirements and judgments.

Dilapidations have become an increasingly important area of the work of valuers as more and more office buildings in central London, England, are vacated. However, legislation relating to dilapidations, as contained in the Landlord and Tenant Act 1927, is widely misinterpreted. It is vital that efforts are made to improve this situation, as it will become increasingly important to accurately asses the liabilities left behind by departing private sector occupiers.
