Turnover rents

Article Abstract:

Turnover rent is essentially a form of commercial retail property rent that is linked to an individual tenant's ability to pay. The assessment of turnover rent is typically computed as a percentage of a tenant's gross turnover less deductions such as VAT. The terms vary with each tenant trader and may range from five to fifteen percent. In addition to the turnover percentage, there is usually a minimum base rent which is typically computed at between 75% to 80% of full rental market value. Advantages of turnover rent include the fact that they are technically inflation-proof and allow shopping center developers to pre-let at an early stage. A notable disadvantage is the fluctuating income streams that turnover rents generate.
