The Race for Real Estate

Article Abstract:

The Canadian life insurance market has felt growing competition over the past twenty years. Insurers have tried to strengthen their investment mixes to achieve the best yield, and minimize risk. Real estate has proven particularly appealing, but legislative limitations have blocked the way. Presently, only fifteen per cent of the total assets are permitted to be invested in real estate. The industry is pushing for a limit of twenty-five per cent. Thirty years ago, the fifty-eight federally licensed life insurers had only one-fiftieth of their total assets in real estate or about one hundred and fifty million dollars. As of the end of 1982, they had over three billion dollars tied up in real estate investments, or one- twentieth of their total assets. Certain major firms investment patterns are analyzed, including: London Life, Canada Life Assurance Company, North American Life Assurance Company, and Manufacturers Life. Investment in real estate is regarded as a good hedge against inflation. Whole life policy sales have also changed, causing firms to look to real estate investments.
