Docklands V City: now that transport is no longer seen as a problem, Docklands' ability to offer modern vacant offices at comparatively low rents is winning over the doubters

Article Abstract:

Although the City remains the choice for most occupiers although Docklands had a successful year in 1994, and 1995 is already exceeding expectations. Relocations included Morgan Stanley and BZW. Many infrastructure problems have been overcome and the Docklands Light Railway has doubled its frequency. The Jubilee line extension will be finished in March 1998. Docklands is now the seventh largest office centre in Great Britain, offering attractive rents and scope for further development.

Investment: so far institutions and big property companies have been reluctant to invest in Docklands but as stability and growing rates of return become hallmarks of the area, the LDDC believes they will review their position

Docklands has not yet attracted mainstream institutional investors and property companies. Docklands' authorities are aiming to reassure investors that their interests will be looked after when the London Docklands Development Corporation (LDDC) is wound up in three years' time. A six stage programme will hand land over to the local authorities, and preserving the visual attractions of the water environment will be a key issue.

Docklands is becoming more popular as an office location and there have been substantial lettings of the office, retail and leisure space at Canary Wharf. Canary Wharft Ltd is seeking solutions to infrastructure problems and the purpose built transport system which will be in operation by 1998 will provide Docklands with a comprehensive communication system.
