Article Abstract:
The habit of lenders in using the Manufactured Housing Appraisal Guide for their business of home financing is an erroneous procedure that could lead the lender to lose out on some important business. The publication was meant only as a guide, and was not meant to replace the appraisal that must accompany each home financing application. Reliance on the 'appraisals' contained in the publication can err on three aspects that can affect the price of the home: location, accuracy of size and building condition. An appraisal can better determine the 'true' value of the home, leading to lesser risks on the home financing application.

Retailers and manufacturers of prefabricated houses have reason to be optimistic about the industry given the reports of the Manufactured Housing Institute about the record shipments of units for 1998. A 4.6% increase in 1998 was observed while multi-section homes accounted for 59.9% of the total shipments. However, the developments put older communities at a disadvantage since their investments will be outmoded and will decline in value.

Lenders should consider all the elements that may impact the property's present and future performance, and make a wise judgement call about progress.
