Going private

Article Abstract:

A new initiative in social housing funding is being undertaken in North East Derbyshire, which will provide 51 homes for low-income residents. The estate will be constructed by Lovell Partnerships working for the South Yorkshire Housing Association. Dexia Municipal Bank will provide a 30-year loan of 1.7 million pounds sterling. The loan will be repaid from a combination of a maintenance contract, funded by the government and the council, and money raised from rents. The Council gave the land to the Housing Association but they will retain the right to decide on rents and choose 80% of the tenants.

The feel-better factor

Article Abstract:

Although private housebuilding represents quite a small portion of total construction output, it is politically significant. The average homebuyer sees as house as an investment and is seeking inflation to enable a gentle rise in house prices above the cost of living index. House prices however remain depressed and there is still widespread negtive equity. This has caused the government to fall behind Labour in the polls, despite the fact that their whole economic policy is based on the defeat of inflation.

Bursting the straitjacket

Article Abstract:

Tay Homes conversion of a grade II listed Victorian hospital near Exeter features 68 apartments, bungalows and houses of differing sizes and layouts. The original ceiling heights were retained in larger rooms, but were lowered in other rooms such as entrance halls. Many features that had previously been removed have had to be faithfully restored, under the listing, such as staircases.
