Compact but sustainable: when the solution to housing development is building on greenfield sites, how can the concepts of sustainability, such as cutting car use, be applied?
Article Abstract:
Many local planning authority housing strategies focus on redevelopment and infill sites, although PPG13 favours concentrating on existing urban areas. However there are objections to the approach due to overcrowding, and much of the housing supply continues to be on greenfield sites. However when developing greenfield sites planners need to consider sustainability such as reducing car use. Schemes should be sited on public transport routes and of a size that is sufficient to support a broad range of local services and facilities.

All around the houses: building homes on reclaimed land could see a repeat of the town cramming problem. So where does the solution lie?

The Housing White Paper aims to ensure that half of all new housing is built on reused sites, but planners and developers need to achieve this without destruction of the characteristics of the urban environment. Developers say there is a need to release greenfield sites, as many people still wish to live on new housing estates in the suburbs. However innovative housing projects can attract people back to the towns and cities.

Director and national head of regional planning at Savills, Christopher Knight, is concerned about the dependence on infill to solve the housing problem. He notes that high density housing schemes and medium and lower density neighbours have proved a difficult combination and have usually aroused hostile reactions.
