Small retail spaces can be a valuable investment option. A survey found shoppers responsible for the most spending preferred street shopping. Retail spaces yield a return of 5% to 8.5%, and the minimum lease is 5 years under the Retail Tenancies Act. Investors must rely on the business judgement of their tenants for their income, and therefore favor chain businesses.
