Several leisure operators who have been unable to find space in Covent Garden, London, England, have moved to new sites in other areas of Midtown. Some observers suggest Smithfield, Midtown, will become much more popular with restaurant owners, particularly as it is a residential area. Covent Garden is a popular site for tourists. Many restaurant chain operators have opened outlets in the centre of Covent Garden. Rental values are high as leisure operators and retailers compete for space. A ground floor cafe bar is thought to have paid rent of 84 pounds sterling per sq ft.

Lack of quality office and commercial building developments in large towns in Surrey, England, have led to increased demand in smaller towns such as Sutton. Increased commercial activity leads to more investment within town centres, which in turn encourages more developers to build new complexes. Office rents have increased, with the average at 15 pounds sterling per square foot rising to 18.50 pounds sterling per square foot in 1998. The towns of Redhill, Reigate and Epson have all seen increased commercial activity.

Opposites attract
Article Abstract:
Bedford, United Kingdom, now has a bypass which links the town to the A1 motorway and this has increased demand for industrial and warehouse space in the area. Rents have gone up by between 30 and 35% in 18 months but they are still cheaper than Milton Keynes or Peterborough. There is limited town-centre accommodation and Bedford Business Centre is now fully occupied. Another site eight miles out of Bedford is being let and two industrial estates have been bought by investors.
