Real Estate Assets Are Undermanaged
Article Abstract:
American corporations have about one and a half trillion dollars. It is very possible that their real estate investments are undermanaged. Historical and current considerations of management are highlighted, from the initial efforts in company towns to present corporate real estate. Company towns can still be found, especially in energy industries. Corporations setting up real estate subsidiaries twenty years ago learned harsh lessons about the volatility of the market place. The few remaining subsidiaries are so small that they have no effect on their parents earnings, and most of these are in the oil industry.

Article Abstract:
The effects of deregulation on real estate are analyzed. Leaders of the Federal Home Loan Bank Board have differing opinions on the level of diversification thrifts should engage in. However, there is consensus as to a shift toward adjustable rate mortgages. Thrifts may well continue to be specialists in real estate finance. Investment patterns will include adjustable rate mortgages, increased equity in all kinds of real estate, and greater funding devoted to commercial and industrial real estate markets.

Financial Deregulation Has Impact on Real Estate
Article Abstract:
The original reason for deregulation was to free thrift institutions from their historic structure. But deregulation has also changed the roles of other financial institutions such as insurance companies. Regulatory authorities have gradually been reducing the rules restricting the behavior of banks and thrifts. The role and importance of federally insured accounts shows a preference by investors. Large companies are actively purchasing banks because of the benefits of raising large sums at low rates.
