Southampton, England, has experienced a surge of speculative office development since 1984, with developers encouraged by the city's healthy economy during the recession. Several large office developments are due for completion in 1996, including Brunswick Gate, a 4,579 sq mt building in the town centre. Local agents are concerned that the glut of new space may cause a supply imbalance. Meanwhile, Southampton's strict parking regulations have encouraged out-of-town developments, with little spare space in these areas remaining.

Article Abstract:

The Docklands area of East London is becoming a desirable address for many companies and it is rumored that the London International Financial Futures Exchange has been looking for space. To date, some 77% of all office stock in Docklands has been taken, with over 92,900 sq mt let so far in 1996. Outside Docklands, the office market is stagnating, although demand for sheds is higher and industrial rents are rising.
