Surrey and Kent are known to appeal to wealthy professionals. The demand for houses in Surrey is high combined with a lack of land suitable for development has resulted in price rises. House building around the west of the M25 motorway has been particularly high. It is anticipated the South East will had an extra 807,000 new households by 2016. Rethink the art of the discount
Article Abstract:
There is considerable potential for strong growth in the private rental housing sector in the UK. However, this growth will only occur if valuers are prepared to change their traditional practices and methodologies. Investors will not be attracted to the sector if valuers continue to down-value a property once it has been let. It is now time to move away from the practice of valuing at a discount from hypothetical vacant possession values without giving full attention to yield.
