Critical success factors in winning BOT contracts
Article Abstract:
The build-operate-transfer (BOT) scheme for infrastructure development, initiated by then Turkish prime minister Turgut Ozal in 1984, is being increasingly used in developing countries. Under a BOT contract, a private company constructs and manages a facility and transfers the project to government with no obligations after a given timeframe. While BOT contracts offer a new market for private companies, six critical success factors (CSF) are requisites in winning BOT projects. These CSFs are entrepreneurship, project selection, strong partnership, good design, financial viability and unique project features.

Selection of design/build proposal using fuzzy-logic system
Article Abstract:
The Department of Defense has been mandated to determine ways by whichcuts in time and money spent for military construction can be effected. One alternative is the use of design/build/procurement approaches instead of the old design/bid/build method. To assist decision makers in selecting the optimaldesign/build/procurement proposal, knowledge-based expert systems that will make multicriterion decision-making possible are being developed. In the study conducted, it is shown that fuzzy numbers can be used to represent uncertainty in design/build proposal values.

Strategies in risk management of on-demand guarantees
Article Abstract:
Sureties or banks issue contract guarantees so construction owners can be compensated or another contractor hired in case the original contractor fails to perform his obligation. Contract guarantees can becategorized as surety, conditional or unconditional/on-demand. While such guarantees help in getting contracts, these open the contractor to financial risks such as abusive calling of guarantees and extend-or-call threats. So thatthese risks may be minimized, contractors must learn to negotiate favorable terms and conditions of contract guarantees.
