Stretching maintenance dollars
Article Abstract:
Public housing managers can reduce their maintenance costs by following seven steps. The firststep is to determine how workers spend their time. An automated work order system or time sheets can be used to keep track of workers' activities. The second step is to determine how many workers are actually required to perform maintenance activities. The third step is to develop an annual maintenance workplan in order to create an adequate budget. The fourth step is to calculate thehourly rates of employees and compare these to rates of outside contractors. The fifth step is to choose the most effective way to reduce cost, based on thework plan and hourly cost information. The sixth step is to motivate workers with the help of human resources personnel. The last step to determine other sources of cost such as those related with inventory consumption.

Improving the image of public housing
Article Abstract:
The image of public housing projects and housing authorities, and the image and attitudes of housing authority employees are a function of how well the boards, administrations, and staffs perform their duties. Housing authorities and their staffs will take pride in their work and do the best job they can to the extent that they have the information and resources necessary to achieve the expectations of the community and of the Department of Housing and Urban Development.
