Tenants' search and vacancies in rental housing markets
Article Abstract:
Imperfect information on the part of tenants is a factor in landlords' rent discrimination, but ensuing profits are eroded when additional rental units come on the market. A model of non-sequential search is employed and results suggest linkage between vacancies and the differential between reservation rent and the cost of provision of housing, and between search intensities of tenants and tenure duration. Consumer search theory is extended for examination of rental housing through a partial equilibrium model for a steady-state rental housing market.

Urban land policy and housing in an endogenously growing monocentric city
Article Abstract:
A dynamic houshold production model to examine the intertemporal relationships between urban land use and housing evolution within an endogenous growth framework is developed. The existence and uniqueness of the balanced growth spatial equilibrium is proved, the effect of changes in demand, supply and spatial setting on housing accumulation, pricing and city development is illustrated.
