Renovation fever sweeps property trusts

Article Abstract:

Australian listed property trusts have declined by as much as 25% as takeovers and mergers have increased in the property trusts industry and made equity funding more difficult. Between five and ten more mergers/takeovers are expected by late 2000. The 43 trusts listed in the property trust index average $600 million, as compared to banking at $9 billion. Also, average gearing for property trusts is 27%, not allowing most trusts to use debt to lower equity funding costs.

Retailers adapt to a new environment

Australia's retail industry will undergo tremendous changes during the next ten years. The industry currently looks profitable: national sales increased 5.7% in the 12 months ending on July 30, 1999. Key trends forecast for the industry include the value of entertainment, the need to capture the youth market and, at the same time, retain an aging and prosperous population.

Outsourcing boom in property

The Australian government and many corporations, especially banks, are outsourcing the management of property and facilities to gain more efficient operations. Australia's Department of Finance is offering tenders for the management of the nation's 600-property portfolio. ANZ Bank Ltd. expects to save $20 million over three years by outsourcing.
