Lead paint removal: what insurers won't tell you!

Article Abstract:

Building owners required by the government to remove lead paints in their properties should seek coverage for lead-removal costs from their insurance companies. Their building ordinance policies, comprehensive general liability policies and earlier policies are all potential sources of coverage for building owners. Courts across the country have found that lead removal costs are considered property damage, thereby allowing the policyholder to get coverage for these costs. Unfortunately, insurance companies have been in the practice of denying coverage for lead-related claims by asset any of four exclusions: pollution exclusion, absolute pollution exclusion, owned property exclusion and the lead exclusion. Nevertheless, the courts have generally sided with building owners when a challenge is put up by insurance companies.

The Meaning of Entrepreneurship

Article Abstract:

An effective definition of entrepreneurship is needed. The thematic evolution of the entrepreneurship concept is reviewed. Formal theories of entrepreneurship are first found in the early eighteenth century. The next important addition to the definition of entrepreneurship did not appear until the nineteenth century. Three major themes throughout the 250 year history of the concept are evident. Uncertainty and risk were highlighted in the initial stage. Managerial competence and capacity was first defined in the early nineteenth century. Creativity and innovation were spotlighted in the early twentieth century.

Time management

Article Abstract:

Time management has been a popular topic in management courses, seminars and books because time is a scarce resource which must be managed efficiently. To determine whether time is wasted on such activities as meetings and interdepartment coordination, time management consultants suggest tracking time spent on different activities through a time log. However, some time management techniques may prove to be disadvantageous to the entire function of management.
