The emerging decentralized office locations in Hong Kong is enticing big businesses due to its lower rental costs and improved facilities. Offices like Sun Hung Kai's Grand Century Place in Mongkok and Swire's Festival Walk in Taikoo Place boast of flexible office systems. Sale prices per square foot is HK$5,000, one third the price of commercial premises in Tsim Sha Tsui and Central.

Swire properties respond to downturn in Hong Kong

Article Abstract:

Swire Properties Ltd remains patient with its office development projects by refraining from marketing sites until ready to lease. Swire's change in policy comes in response to a downturn in office market that company director Michael Moir expects to continue until 1999 or 2000. Mr. Moir maintains that prices have not bottomed out yet and that oversupply keeps the market weak.

High home prices? Blame bad planning and red tape

Property analysts in Hong Kong have attributed the high cost of owning housing in the country to the uncertain property market generated by the government's lack of clear-cut policy of selling lands to developers. The government's current real estate policy prompts developers to delay housing development projects, thereby propelling the prices of properties in the market.
