Property 1983 - A Special Report

Article Abstract:

The year of 1983 proved to be a great year for the retail sector of the United Kingdom, but the property investments were a different story. Investments in real estate are decreasing as the return does not look promising considering the low rate of inflation. Portfolios from the large funds (such as pension funds or insurance companies) appear under-retailed. Upgrading shopping malls is a likely area of real estate investment. Patterning after the successful American versions of turnover-related renting may be beneficial. Several companies have been looking for offices outside of London due to lower rent, lower wages and lower-priced housing. Moving has not happened in huge numbers, however, due to the cost of moving, the importance of a London address and contacts, and the inability to sublet property. Upgraded offices capable of handling technological changes are in high demand. Heavy industrial developments are becoming cheap due to the need for industrial space with higher office content. Investors in the United Kingdom have been slow in changing to this type of project. This has frustrated home-based companies as well as lacked attractiveness for foreign companies. The recovery of the American economy and changes in its tax laws have made investment in United Kingdom even less attractive, for the present.

Piggyback Ride on the Orange Blossom Special

Seaboard System Railroad lost its freight market to the trucking industry. Deregulation has allowed the railroad to recapture its share of the Florida produce freight market. The marketing strategy is for the Orange Blossom Special, a piggyback rail service. Success is being achieved through a coordinated marketing plan and innovative services. A marketing team conducted a thorough analysis of the perishables market. Advertising, direct mail and cold calls were vehicles to bring the company's name to the attention of decision makers. Ads were placed in trade publications.
