Article Abstract:

Retail real estate performed better in the UK than in other major European markets in 1996. Tighter planning policies have boosted activity in Europe as retailers seek to expand before regulations are tightened. Developments are also being undertaken in eastern Europe. Carrefour from France has become international with more stores run outside France than in the domestic market. US companies are showing interest in the European retail real estate market and this is likely to continue.

Property's fall from grace may be over

Real estate accounts for a reduced proportion of the assets of pension funds in the 1990s compared with 20% in the early 1980s. Real estate could return to favor due to concern over equities and the possibility of a revival in the real estate market. Real estate presents challenges such as lack of liquidity. Real estate performance is being analysed more scientifically due to the impact of the Investment Property Databank. Benchmarks have also been established to monitor performance.

The real estate market in the financial district of New York has been affected by a merger involving Chemical Bank and Chase Manhattan. This will create a further 1 million sq mt of vacant office space. Employment growth is flat, and a focus on cost control means that companies are seeking to use less space per employee. Building owners are seeking to make their offices more attractive by improving services and improving public spaces.
