Article Abstract:

Lending conditions are necessary to make business work even in the manufactured houses industry. Lenders in the industry have made various conditions that mean more work for clients. These conditions require that customers must be recontacted, more information and additional documentation. Despite the hassles, conditions are designed to make sure that customers satisfy the proper credit qualifications and are able to make their loan payments. They are needed to protect retailers, qualified home buyers and lenders.

Will 5 percent down mean another round of Russian roulette?

Article Abstract:

Manufactured home lenders adopted a 5% down payment program in 1994 to enhance their market shares. Many retailers criticized the program since it did not have the financial supports similar to those used by the Federal Housing Administration, Veterans Affairs Dept. and the private mortgage insurance companies. In addition, some retailers likened the program to previous mortgage and lending programs used in the 1970s and 1980s. These previous programs had severe adverse effects on the prefabricated home industry.

Article Abstract:

A growth is forecasted in 1997 for the manufactured housing industry in terms of home shipments or dollar volumes. A 3.6% decrease was posted for first quarter 1997 while floor shipments declined by a half percent. Multi-section homes account for 55% of total shipments. Despite this favorable outlook, an evaluation of the various sales strategies may be needed to ensure the continued growth of the industry for the remaining part of 1997.
