Developer lends a hand to subsidized housing

Article Abstract:

Portland, Maine-based developer Michael Liberty has been conducting helpful business by buying existing Housing and Urban Developement (HUD) projects that are about to expire as low-income housing. He then maintains and rehabilitates these acquired HUD projects as low-income housing through refinancing and resyndication with the income generated from the subsidy contracts. This way Liberty helps people in the HUD projects who may be forced to move out by buying properties of those who want to sell out or keeping them from moving out through a maintained low-income housing contract.

Article Abstract:

Trends show that the housing market may improve in 1993. The low mortgage rates, the reduction in unemployment and the acceptance of Pres Clinton's economic programs may induce would-be buyers to invest in housing. Despite California's potential influence on current housing trends because of its population, unemployment rate and political stronghold, the housing industry as a whole still looks promising. Professional builders and remodelers should upgrade their facilities to meet the demands of an increased market and enable them to conduct efficient business and earn profits.

Management, leadership style propel home building status

Article Abstract:

The recent recession has been en eye-opener and has helped the industry in terms of making builders take stock of the housing market situation. It has made developers recognize the opportunities provided by globalization, the competitive market and consumer demands. It has also enabled them to focus on communication and community as effective mangement tools and evaluate the actions of its leaders. Finally, it has shown the effectiveness of participatory, quality management. The housing industry is set for economic development. The next step is up to builders and developers.
