Impact of thoroughfare improvements on neighborhood shopping centers

Article Abstract:

Location is one of the most important factors in determining the success of a given retail operation. However, what can considered as a prime location today may be rendered obsolete in a short period of time by improvement projects on abutting thoroughfares since such projects often have a negative impact on visibility and accessibility. This potential problem should be taken into careful consideration during the site selection process.

Structural trends impacting retail businesses

Article Abstract:

The lucrative nature of the retail sector makes it particularly attractive to investors and developers. However, several important market factors that affect the retail industry can also make it a risky investment. Factors such as the overbuilding trend of the 1980s, changes in consumer demographics and changes in consumer behavior are expected to dictate the nature and form of future retail development.

Addressing tenant site selection to maintain shopping center success

Article Abstract:

The locational decisions of shopping center tenants, tenants' evaluations of locational attributes, and the effect of location on the centers' success are investigated. Demographics, visibility and level of traffic were the biggest factors in the shopping center location decision. It is shown that most tenants exhibited a marked bias in their perception of the success of their location.
