The 1995 State of the Nation's Housing report of Harvard University's Joint Center for Housing Studies reveals that affordable-housing needs in the US depend on the demographic and housing characteristics that are unique in a particular geographical location. Housing trends in certain areas are determined by the growth of minority population. Other demographic factors that determine specific housing demands include age, income and household composition.

A general model is developed to gauge the effect of a commodity price change on demand for the commodity and of the effect of a price change of goods on demand. The relationship to substitution is identified. The specification of substitution effects is developed.
