The UK economy is forecast to grow by 2.2% in 1998 and 1.8% in 1999. The budget deficit is improving and could drop in 1998, though there could be some overspend beyond government targets in 1998 and 1999. UK growth is likely to drop in 2nd half 1998 and inflationary pay settlements could be a problem earlier in the year. The high value of pound sterling is affecting exports. There is a risk of a pronounced economic slowdown for 1999. The real estate market is strengthening, and increased supply should help the residential real estate market.

The United Kingdom is likely to see a drop in growth of gross domestic product (GDP) of 1% in 1998 due to the high value of pound sterling, with GDP growth at 2.2% in 1998 dropping to 1.7% for 1999. Earnings are likley to be near a peak, pound sterling looks set to drop in value, and interest rates may also have peaked. Exporters have been affected by the strength of pound sterling. Public borrowing has dropped, but the government has neglected an opportunity to dampen consumer demand.

The United Kingdom economy grew by an annual rate of 3.9% for 3rd qtr 1997 and there is limited spare capacity for such a growth rate. Unemployment looks set to drop to mid 1998 and then rise, while inflation will peakin early 1999. The residential real estate market is recovering, though growth has slowed. Price rises have been unsustainable in London, England. Supplyof real estate is gradually improving. The commercial real estate market is also seeing a recovery.
