Guaranteeing loans for kick-start ventures

Article Abstract:

Financial institutions have become wary of lending money to councils in order for them to set up separate companies to manage developments, in the light of recent legal problems. The recent unlawful ruling of a local authority company and loan guarantee left Credit Suisse bank 6 million pounds sterling poorer. The problem is discussed further, along with details of other recent case examples.

Seeking approval for daring developments: developers who find that their buildings do not conform to approved plans do have other options

Article Abstract:

There are often discrepancies between approved building plans and what is actually built, and this constitutes a breach of planning control. Also occasionally buildings differ greatly from the approved drawings, in effect, meaning it does not have planning permission at all. Courts can force the removal of a building not conforming to approved plans and case studies are discussed.

Seizing the initiative: everyone has heard of the 'Private Initiative', but few, it seems, know what it really means

Article Abstract:

The Private Finance Initiative (PFI) concerns involvement of the private sector in the delivery of public sector services. The public and private sectors worked together to develop the Kirklees McAlpine Stadium. Successful PFI projects must offer value for money and involve the geniune transfer of risk to the private sector.
