Many Australian mistrust mortgage trusts because of the $600 mil collapse of the Estate Mortgage group in 1991. However, established mortgage trusts are pretty conservative and offer investors a high level of security. It is important to remain with management companies that emphasize prudent lending but manage to give investors decent returns.
