Port Fairy, Australia, not far from spectacular coast scenery, has only one commercial site for sale, a historic old inn now converted to accommodations for tourists with a cafe and a home. Historic houses in this old southwest Victoria community are much in demand, usually by people from Melbourne for a holiday base or for investment for eventual retirement. It is becoming a fashionable place to go with many bed-and-breakfast establishments and is attracting investment.

Australia's suburbs are, in some cases, very smart. Most wealth for Australians is in the residence and buying a new one is important to them, so they want to find the smartest possible address. Homebuyers are putting position and lifestyle ahead of investment in many cases in the late 90s and prices are at an all-time high in most places. For a preferred Sydney suburb a house would cost at least A$450,000.
