Article Abstract:

There are some fears that the UK government's new stance on retail and leisure developments could strangle development altogether. The government's new policy seems to be that out-of-town developments will only be approved if it is shown that no suitable site had been found within the town. However, it is unclear what the attitude would be to a development which would be in a historic town or near or in a town-centre conservation area. The problem is demonstrated by the refusal to allow Safeway to build a new superstore in Bath, on the grounds that this would increase air pollution.

The new Red Book

Article Abstract:

The rules for asset valuation have been changed, as seen in the new Red Book, and now contain standards for every type of valuation, not just specialist ones. A lot of the new standards are mandatory and are aimed at providing a better service for the client. All valuation professionals are expected to use them so that a more consistent service is provided. Changes have been made to the format and content of valuation reports, which should now provide clearer, more accurate and more comprehensive information.

Under consideration: local authorities are duty bound to obtain the best possible consideration for land, but council practices can lead to challenges

Article Abstract:

The UK Local Government Act 1972 obliges local authorities to achieve the best possible price for land. However, local authorities do not have to sell their land if they do not want to, even if they could get a large amount of money for it. This can lead to legal challenges from disappointed purchasers.
