The urban residential market in Leeds, England, remains relatively underdeveloped, but is now beginning to attract the attention of housebuilders and developers. Crosby Homes has made a planning application for a seven-storey block next to Crown Point bridge, while Leeds Loft Co is undertaking the second phase of Simpsons Fold on Dock Street, supported by English Partnerships. Urban Living plans to begin work at the end of 1998 on the conversion of Crispin House, a former factory. This development will contain 86 serviced flats and a cafe bar.

Confidence plays a very significant role in the UK housing market. People are willing to borrow large amounts of money to purchase a house when they feel financially secure, but the housing market can be negatively affected when borrowers' confidence is dented by factors such as deals taking longer to complete. In a declining market, some owners will not sell if prices fall below the original purchase price. The lending policies of banks and building societies can have an impact on prices, especially in a rising market.

Article Abstract:

The plan by county councillors in Hertfordshire, England, to build up to 10,000 dwellings on green belt land has angered many residents, politicians and environmentalists. The council has identified land to the west of Stevenage for development, which will include construction of 8,600 homes by 2011. Opponents of the plan, backed by the government, say that it threatens Hertfordshire's future.
