Building subdivisions in flood hazard areas

Article Abstract:

There are forms that must be filled out when building on property in flood hazard areas. The US Federal Emergency Management Agency (FEMA) will provide the builder with a Letter of Map Revision Based on Fill. This form can be obtained only after it has been determined that the land is not below the base flood level. Two forms, on elevation information and property information, must be given to FEMA before the letter of map revision is obtained. These forms enable FEMA to investigate the property.

Managing community opposition to subdivision development

Article Abstract:

Developers of large subdivisions typically face organized opposition to their projects that can delay, and sometimes block construction. Typically, opposition is based on the negative impact a proposed subdivision has on a neighborhood. An informed developer, however, can minimize such opposition by preparing to mitigate the project through cooperation with opponents. A step-by-step plan is outlined to prepare developers for municipal and court hearings.

Filing a subdivision plan on the land records

Article Abstract:

Subdivision developers usually must meet conditions imposed by various local agencies and commissions. Conditions commonly included in wetlands permits and planning-commission approvals are listed and discussed. Complying with these conditions can involve recalculating and redrawing lots, changing road layouts and meeting water-detention standards. Information on bonding and property taxes is included.
