Some property experts point out demand for office space from e-commerce companies, in the UK, has been rising. The new Internet firms prefer to have short-term leases, as they may need to expand rapidly in the future. They also require cabled properties. The e-commerce firms often want to be located in the city-centre in order to appeal to young innovative workers who prefer to live in the city. Some landlords, such as the Benchmark Group, are supplying the type of buildings favoured by Internet firms.

The town of Brentwood has attracted a number of significant office accommodation occupiers recently. These include BT, Ford Credit Europe and South Essex Health Authority. It is likely that demand for office space will soon begin to exceed availability, especially at the top end of the market. It is unlikely that a new development will be approved to alleviate the shortage of accommodation. However, it is possible that existing developments will be extended.
