Dallas office market overview: recovery, expansion and oversupply

Article Abstract:

Dallas, TX, has rebounded considerably from the petroleum industry-related recession of the late 1980s and its office market began to expand nicely in the mid-1990s. However, the local construction industry's attempt to rapidly exploit this market's apparently positive prospects will ensure that the Dallas office market does not have a chance to reach equilibrium. The number of offices available in that city is greater than the demand for them. Investors considering the area must therefore exercise utmost caution to any potential ventures especially in the downtown area.

Long-term view sustains global location activity

Article Abstract:

Corporate real estate executives and business location personnel remained steadfast in their tasks despite the panic triggered by the Asian economic crisis. Industrial facilities and buildings continued to be opened in Russia, Brazil and other developing nations in 1998. Executives in charge of site selection focused on international developments as their tasks have become increasingly globally oriented in consonance with the global thrust of most companies. Europe and the Middle East rank highest among regions in terms of number of new facilities and buildings.

Analysts are banking on the added work to be generated by office cost cutting measures which would usher in more flexible leases and affordable property.
