Defined contribution pension plans: can the real estate industry tap this growing pool of capital?

Article Abstract:

The real estate industry needs to offer more investment options to defined contribution pensioners in order to profit from this growing capital source. Pension funds, valued at an estimated $2.625 trillion in assets, are among the most important sources of capital used to buy real estate in the United States. In 1995, assets in defined contribution plans accounted for 50.5% of all pension assets and exceeded those in defined benefit plans. Mutual funds, insurance company separate accounts, and synthetic GICs should allow more investment options to defined contribution plans.

Conduit programs: fad or future of commercial real estate lending?

Article Abstract:

Conduit programs connect commercial mortgage-backed securities investors and commercial retail borrowers. These parties decide upon the price and terms of the mortgage loans before they are marketed. There are numerous legal ramifications associated with conduit programs. Conduit programs are also complex and expensive to initiate. Conduit programs available in 1994 are expected to be merged by 1996 resulting in programs that have tempered the rewards and risks unique to these programs.

Asian flu and U.S. real estate markets

Article Abstract:

The Asian economic crisis is not expected to have a major impact on US real estate markets. The real estate investment trust (REIT) market is expected to remain strong in 1998, although it will not grow as it did in 1996 and 1997. Further innovations in the REIT market and the development of niche REITs will focus on the strength of the domestic economy rather than the weakness of foreign economies.
