Article Abstract:

Some observers point out if too many factors relating to the possible future use of an office building are incorporated into the design the resulting building may not be attractive to occupiers. Others suggest ensuring office buildings remain in good condition will partly depend on their location. Sites may become unpopular in the future, such as out of town developments with limited parking facilities. The internal design of a building must allow changes to made easily which will increase the flexibility of the space. Long lasting materials should be part of the external design.

Conversions rebuild city life

Article Abstract:

The conversion of former office buildings or de-industrialized land into residential housing is becoming a more widespread practice in the UK, particularly in city-centres. A study of some new residential building sites in London found that 95% were built on land that was previously used for commerce. The demand for housing is increasing both in the private and rented sectors. Loans for new housing developments are readily available. Converting older style offices to housing is a good alternative to trying to relet secondary office space which is often unpopular with companies.

Article Abstract:

Office building designs in the UK have radically changed since the 1980s as occupiers are looking for less expensive and flexible buildings with more fresh air and daylight. The introduction of teams of construction managers and designers who are willing to work with and consult the client has resulted in buildings which are more appealing to occupiers. New working practices and technology has influenced the design of office space and open plan offices are gaining in popularity as management structures are becoming less well defined.
