Article Abstract:

A number of factors are combining to drive a shift towards simplifying commercial conveyancing in the UK. There is now a wider consensus about what technical considerations are relevant in commercial deals and how they should be addressed. This is making it easier to introduce a small number of standard documents for such transactions. However, there are also forces operating against standardization. These include lawyers, who are often secretive about their knowledge and do not wish to be told how to undertake their work.

New-build residential valuations

Article Abstract:

The value of new residential real estate in the UK tends to be complicated by incentives that construction companies offer in order to secure sales. There is alos a premium for new residential real estate compared with second-hand property. New homes account for some 24% of real estate transactions in the UK. Valuers are concerned with market prices, while construction companies are concerned about costs. Mortgage lenders are concerned about resale prices, so incentives should be disregarded when valuing new homes.

An ambitious individual

Article Abstract:

Oliver Iny is chief executive of Wiggins Group, a UK real estate company. Iny aims to expand the company and is using his skills to obtain grants. Kent International Business Park, a site owned by the company, has access to 20 million pounds sterling worth of grants due to being a preferred development area. Iny set up debt write-downs for Wiggins when he took an interest in the company which was hit by debt. He also carried out a share issue which raised 7 million pounds sterling.
