Euro stirs regional battles, new real estate realities

Article Abstract:

The anticipated leveling effect on the European economy of the introduction of the euro is expected to stir up the competition in industrial real estate between the regions. Regional leaders in Europe has long been cognizant of the effects of foreign investments and the introduction of the euro will only motivate them further to offer investors with additional incentives with which to lure them to locate in the region to provide jobs and economic growth. This concept was discussed in the Cannes conference of the International Development Research Council. Speakers also warned corporate real estate executives that relocations to sites must be balanced against incentives, labor market variables and infrastructure requirements of the business.

Article Abstract:

Shifts in the way money is sourced and managed in Europe are expected to catalyze a revolutionary transformation in the manner in which European property managers create equity. Capital sourcing in the continent will likely shift from debt to equity because of the exponential growth of mutual and pension funds fueled by Europe's aging population. Markets will increasingly resort to securitization or public ownership to attract the capital.
