Article Abstract:

A large retail development is being built near Leeds, England and is scheduled to open in 1997. The development has been approved by the city council of Leeds, prior to a change of policy by the UK central government in favor of urban renewal of city centers. The center of the city could be aided by investment in public transport which is used by over half the shoppers in Leeds. It is uncertain whether shoppers will choose to use motor vehicle instead once the new shopping center is opened.

Article Abstract:

Delays in funding and unrealistic expectations of landowners have affected office developments in Leeds, England. A number of schemes are likely to get underway in 1995, and two are being built. The city center is seen as overcrowded by some occupiers and second-hand space tends to predominate within the central area of the city. Driving is also a problem within central Leeds though prohibiting motor vehicles is not seen as a solution by the real estate industry.

Article Abstract:

Institutional investors are cautious about investing in the UK real estate market. New offices are not as easy to find as is secondary office stock, and companies tend not to want to sell prime stock. Some investors are simply ignoring offices. Central London is a major focus of investment and investors are less willing to commit funds outside London. Some investors will consider large cities such as Leeds, Glasgow and Manchester in order to diversify.
