Article Abstract:

The Chartered Surveyors' final examination in the UK includes a question on the valuation of a piece of development land. The student will be expected to construct a time diagram from information gathered from the question and then create a cash flow appraisal table. The student will also need to work through the information in a logical way and a table noting the assumptions made in the question could be useful. The introduction should include an explanation of any legal regulations involved in the valuation. The examiner is not only looking for good technique but the students' ability to reason.

Article Abstract:

The International Valuation Standards Committee, which was set up in 1981, has so far published four international valuation standards. There is now a growing expectation that this body will be able to draw up a more comprehensive specification which will act as a framework for more detailed standards worldwide. In the long term, the guidelines set out in 'European Property Valuation Standards' may be accepted as an admissible valuation basis for all the global assets of any European concern.

Article Abstract:

The valuation of greatest interest to property lenders in banking institutions is the estimated worth of a property over the period of a prospective loan. However, appraisers are wary of producing such figures, despite the fact that techniques are available and that funds are apparently able to obtain this sort of information, and continue to produce valuations related to worth at the moment. Banks must continue to apply pressure for change.
