Gaining momentum

Article Abstract:

Lincoln's rebirth is being driven by the University of Lincolnshire and Humberside, which has led to a boom in student accommodation and changed the character of the high street to a pub-led environment. Signs of the city's renaissance include a 3,228 sq mt call centre under construction for BT on a 11 ha business park to one side of the city centre. Other changes include the redevelopment of a former supermarket into a nine screen multiplex, with housing, pubs and wine bars.

Demand driven

Demand for commercial and office properties along the M3 corridor in Southern England far exceeds supply, and developers are desperately seeking sites to build new complexes for 1998. Many developments are taken up before they are finished, with leasing companies claiming to see a large increase in speculative developments. The towns of Camberley and Guildford are seeing high demand for quality office buildings.

Article Abstract:

Guildford, England, is suffering for an inadequate supply of new office space, with only a small amount of secondhand space available. Few new developments are planned due to strict planning controls in the area. The market for retail and leisure space is also buoyant, with several restaurant operators planning to move into the town. Some agent are contacting bankrupt firms to acquire their offices. The new office building at the Abbey Mill Business Park will be competed in Nov 1998, its rents are estimated to be around 23.50 pounds sterling per sq ft.
