Graying of America leads to senior housing shortage

Article Abstract:

A housing shortage is developing in the US because an increasing portion of its population is getting older. Another cause of the shortage is that housing developers continue to target younger people while neglecting the needs of senior citizens. Two suggestions which could help spur the development of housing for seniors are the establishment of senior apartment communities and the provision of low-income housing tax credits for seniors. Tax credits and other subsidies will encourage developers to address the housing needs of senior citizens.

Can New York City's economy continue to expand without addressing the housing shortage?

Article Abstract:

New York, NY's economic activity is robust, healthy and broad-based. A massive increase in new jobs within the city since 1993 has led to a large backlog of demand for new, high-quality but affordable housing which has not been matched by New York City's new housing construction. This is threatening to slow and perhaps ultimately discourage the area's revitalization. Part of the solution may lie in the conversion of lofts and obsolete office buildings to residential use.

Benchmarks for lenders and investors in the seniors housing industry

Article Abstract:

A 1998 survey conducted by National Investment Center for the Seniors Housing and Care Industries indicates that the financial community considerably favors investment in a variety of senior housing facility products compared to traditional real estate investments. The senior and long-term care housing markets experienced the greatest investment activity to date in 1998. These industries are thus maturing and prospects for continued development appear high.
