Electronic retailing (e-tailing) alters commercial property use and may make businesses reluctant to enter into long term leases. An updated version of the traditional 'turnover lease' allows landlords to charge a low basic rent combined with a share of the tenant's turnover.

Article Abstract:

Specialist developers are responding to the increased demand for budget hotels by converting office blocks into hotels. The office blocks may date from the 1960s and 1970s and may not, initially, have the attractive appearance of a hotel. However, the developers can make enough changes, including renewal of the facade, increased window sizes and the addition of extra floors, for many customers to be convinced that the building is a new hotel. Hotel operators are able to compete with other developers as they can accept lower end profits.

Hi-tech take on highway patrol

Article Abstract:

Many major technology companies use office buildings along the M4 corridor. They often own some of the buildings whilst other buildings they lease to increase flexible usage. The choice of location is also dependent on access to good quality workers and suitable buildings. But there is some concern at the traffic congestion in the area. Although many workers have adapted new working practices the office remains an important centre of operations. Good property management is becoming an important factor for many technology firms.
