High hopes

Article Abstract:

Shops in the Hertfordshire town of Watford have long suffered from their proximity to the Harlequin shopping centre. But, the council's initiative to smarten up the High Street is set to lure some high-profile tenants back to the town centre. A town centre square is to be developed and leisure providers are being encouraged to relocate back to the town centre. Meanwhile, retailers wanting a presence in the Harlequin centre are prevented by lack of space and high rents. Separately, the town's office market is tight, with little new space and hardly any secondhand stock.

Property investment companies are increasing looking to invest in multi-let industrial estates. Larger single-let buildings are also popular with investors and some speculative funding into building developments is occurring. Twenty different investment companies were in competition for a business park in Basingstoke, England. The institutional investors are accepting 9-10% in initial yields and are ready to manage the estates to achieve the best returns on their investments.
