Article Abstract:

UK property developers are being much more cautious about becoming involved in speculative office building schemes than they were in the late 1980s, even though rents are rising. They are aware that the current economic boom may not last very long. Many investment funds are still seeking the security of a pre-let before they are prepared to make money available for office developments. Some developers are risking small speculative developments, but no developer has yet moved very decisively in this direction.

Shift in fortunes

Article Abstract:

There are signs of a gradual revival in the office property market in Belfast, Northern Ireland. The most significant development has been the decision by Ulster Bank to invest 30 million pounds sterling in a new headquarters building in the centre of the city. The area attracting most attention from office developers and occupiers is on the banks of the River Lagan. Here, Lanyon Place and Clarendon Dock are taking some occupiers who would otherwise have gone to the city centre.

Watching and waiting

Article Abstract:

There is still a large amount of empty office accommodation in Southampton, England. However, agents point out that the market is not as weak as it may appear, as much of the available space is in poor quality buildings. In fact, there have been several significant lettings, and rents are beginning to rise. Many of the empty offices are very similar in size, and agents believe that a greater variety would help to revive the market further.
