Hospitality Financing: Case Study of a Bank's Entrance Through the Service Door

Article Abstract:

Bank money can be availed of by hotels and motels through a private real estate investment fund into which the banks have invested. An example is RockBridge Rea Estate Fund L.L.C. which approached the Huntington National Bank for funds that the fund lent to hotels.

Estimating the current cost of hotel financing

Article Abstract:

Regression analysis is a statistical tool that can be effectively used by investors in calculating the current market interest rates of hotel mortgages. Using data on money market instruments provided by the American Council of Life Insurance, the costs of mortgage financing can be easily computed using a regression formula. The high level of correlation of said formula illustrates a reliable degree of confidence.

Hotels are bottom-line oriented businesses and their failures may result from either poor management or external market factors and forces. Inexperienced buyers may plunge into ventures with advice from appraisers, franchisers, and assorted consultants. Seldom will a market analyst or appraiser predict construction boom and debt accumulation to result in operating profit decline. Impending failures are reflective on financial statements such as debt service payments missed, and strings of calls over collections of delinquent payments.
