Keeping Sprint's new HQ campus on track

Article Abstract:

Margaret P. Latshaw has been named group manager/strategic planning and program management at Sprint Corp. She aims to translate the vision of the company's chairman, William T. Esrey, for a seamless work environment into the physical structure of the company's headquarters in Kansas City, KS. She will coordinate with the architect and construction manager to ensure a campus design that would encourage interaction among personnel, as well as stimulate creativeness. Amenities such as a fitness center, retail and food outlets and customer technology center will be included in the project.

Companies that opt for custom-built office buildings must allot more time and strategic planning in the process. A project team must be formed while an expert real estate counselor must be hired to ensure the building's optimum efficiency. Companies can select among three common methods for conducting a custom-built facility, including sale-leaseback transaction. They must also weigh the major factors governing the financial aspect of a custom-built structure, such tenants' credit ratings and period of lease. They can also organize leases to meet specific requirements.

Corporate real estate executives have to be able to convince chief executives on their knowledgeability of how a business unit functions through their proposed work space designs. They have to imbibe the mission of the company and create an environment that would tap employees' talents and enhance productivity.
