Keeping the entrepreneurs on board: how can property companies stop their top-line deal makers jumping ship for greater riches?

Article Abstract:

Property company investors are having to review their strategies for retaining entrepreneurs, as many have become disillusioned by their low stakes in companies. Incentives such as share options and long-term bonus schemes could be the answer but the size of the incentive required may breach institutional guidelines. There could be a larger distinction between property development and investment, whereby shares of each could be distributed to existing shareholders and entrepreneurs could be offered significant potential share stakes geared to future performance.

Hurtling to disaster

Article Abstract:

The value of all classes of property declined by an average of 38% in the UK between the end of 1990 and mid-1993. The decline was particularly severe in the office sector, where values fell by around 53% on average. In the City of London, average values were down by 63%. The dramatic decline in values meant that many property developers would have experienced severe financial difficulties even if they had been able to let their buildings and had found purchasers for the resultant investments.
