Linking quality to incentive compensation

Article Abstract:

The overbuilding in the 1980s has turned the real estate industry into a buyer's market wherein tenants, rather than landowners, are predominant. The onus of maintaining good owner/tenant relationships lies now with the owners. Owners are therefore advised to stretch the compensation of brokers over the life of the lease rather than pay up front. Brokers and leasing agents will have a stake in maintaining amicable relations among their clients. They will see to it that the terms of lease are honored, and that tenants are considered valued customers.

Between a rock and a regulator (part 2): a further looks at today's transaction environment

Article Abstract:

Distressed loan settlements in the United States real estate market are affected by tax regulations and other types of control, such as that exercised by bank regulators. The outcome in the case of similar properties illustrates a wide range of values, according to which path is taken in dealing with distressed properties. Insurance companies are not affected by regulations as much as banks are, when deciding which action to take. If no changes are introduced, the whole process of dealing with distressed loans could be unduly prolonged.

A potential investor who undertakes property ownership transfer must go through several existent and future property ownership positions and try to balance the seeming disparity between the paper value of the deal and its predictably low market value.
