Long on demand, short on supply

Article Abstract:

The market for offices in South Birmingham, England, has seen a drop in demand, though financial services companies are likely to see growth in the region. Birmingham Business Park is a location with space for 60 companies, some 50% of which are transnational. They include Sun Life of Canada. Other companies are expanding in the park, including Hutchison Telecom. The M42 freeway is seen as an attraction by National Mutual Property Services, which plans a headquarters building close to Birmingham International Airport.

Article Abstract:

The UK market for second hand office space has seen and increase in supply in 1995, while the supply of new space has shrunk. Refurbished office space attracts higher rents, while unrefurbished second hand office space only attracts a third the rent of new office space. Car parking may be a problem with 1970s office developments. The second hand market depends in the long term on growth in the new market. Landlords can either leave buildings empty or invest in refurbishment.

Reversal of fortune

Article Abstract:

The town of Basildon has seen difficult economic conditions recently, but property development work currently being planned is set to change this situation. There is particular need to renovate the Town Square, built in the 1960s, and interest is being shown in developing the 6 acre Fodderwick site opposite the Market Square too. The office market remains small in comparison with the local industrial market, but demand is beginning to rise.
